Ce financement permet de disposer d\u2019une partie seulement des liquidit\u00e9s n\u00e9cessaires \u00e0 l\u2019<strong>achat<\/strong>\u00a0d\u2019une\u00a0<strong>propri\u00e9t\u00e9<\/strong>\u00a0immobili\u00e8re.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-6bf16e4 elementor-widget elementor-widget-text-editor\" data-id=\"6bf16e4\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>L\u2019emprunteur doit en effet participer personnellement \u00e0 l\u2019<strong>achat<\/strong>, par l\u2019interm\u00e9diaire d\u2019une\u00a0<strong>mise<\/strong>\u00a0de fonds. Au\u00a0<strong>Canada<\/strong>, le\u00a0<strong>pr\u00eat hypoth\u00e9caire<\/strong>\u00a0peut financer jusqu\u2019\u00e0 95 % du projet, les 5 % restants proviennent de la\u00a0<strong>mise<\/strong>\u00a0de fonds produite par l\u2019emprunteur.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-ed91c05 elementor-widget elementor-widget-text-editor\" data-id=\"ed91c05\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Lorsque la\u00a0<strong>mise<\/strong>\u00a0de fonds est d\u2019un montant compris entre 5 et 20 % de la valeur du\u00a0<strong>pr\u00eat hypoth\u00e9caire<\/strong>, la souscription d\u2019une assurance de pr\u00eat hypoth\u00e9caire devient obligatoire. Pour un\u00a0<strong>cr\u00e9dit<\/strong>\u00a0hypoth\u00e9caire de 450 000 $, deux cas de figure peuvent par exemple se pr\u00e9senter :<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-a6a2547 elementor-widget elementor-widget-text-editor\" data-id=\"a6a2547\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<ul><li>La\u00a0<strong>mise<\/strong>\u00a0de fonds de l\u2019emprunteur est de 20 % ou plus, soit un minimum de 90 000 $,aucune\u00a0<strong>assurance<\/strong>\u00a0hypoth\u00e9caire n\u2019est exig\u00e9e ;<\/li><li>L\u2019emprunteur produit une\u00a0<strong>mise<\/strong>\u00a0de fonds comprise entre 22 500 et 90 000 $, soit entre 5 et 20 % : il doit s\u2019approcher de\u00a0<strong>SCHL<\/strong>\u00a0pour souscrire son\u00a0<strong>assurance<\/strong>\u00a0hypoth\u00e9caire.<\/li><\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-f57bdc8 elementor-widget elementor-widget-heading\" data-id=\"f57bdc8\" data-element_type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Qui peut fournir une assurance hypoth\u00e9caire ?<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-35625fa elementor-widget elementor-widget-text-editor\" data-id=\"35625fa\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p><strong>SCHL<\/strong>\u00a0est le principal prestataire fournissant une\u00a0<strong>assurance<\/strong>\u00a0hypoth\u00e9caire aux emprunteurs canadiens. Quelques crit\u00e8res g\u00e9n\u00e9raux sont d\u2019abord \u00e0 remplir :<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-b7217d9 elementor-widget elementor-widget-text-editor\" data-id=\"b7217d9\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<ul><li>Le financement hypoth\u00e9caire est souscrit pour l\u2019<strong>achat<\/strong>\u00a0ou la r\u00e9novation d\u2019un bien immobilier localis\u00e9 au\u00a0<strong>Canada<\/strong>;<\/li><li>Le montant maximal du\u00a0<strong>pr\u00eat hypoth\u00e9caire<\/strong>\u00a0doit \u00eatre inf\u00e9rieur \u00e0 1 000 000 $ ;<\/li><li>la production d\u2019une\u00a0<strong>mise<\/strong>\u00a0de fonds personnelle d\u2019au moins 5 % du\u00a0<strong>montant<\/strong>\u00a0du bien est exig\u00e9e si sa valeur est inf\u00e9rieure ou \u00e9gale \u00e0 500 000 $. Lorsque le\u00a0<strong>prix<\/strong>\u00a0du logement d\u00e9passe 500 000 $, le\u00a0<strong>montant<\/strong>\u00a0de la\u00a0<strong>mise<\/strong>\u00a0de fonds est la somme de 5 % de la premi\u00e8re tranche de 500 000 $ et de 10 % de l\u2019exc\u00e9dent ;<\/li><\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-00f07bd elementor-widget elementor-widget-text-editor\" data-id=\"00f07bd\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Les emprunteurs qui pr\u00e9voient de souscrire une\u00a0<strong>assurance<\/strong>\u00a0de pr\u00eat\u00a0<strong>SCHL<\/strong>\u00a0doivent par ailleurs v\u00e9rifier plusieurs conditions concernant leurs ressources et la r\u00e9percussion du pr\u00eat hypoth\u00e9caire sur leurs revenus :<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-6018e02 elementor-widget elementor-widget-text-editor\" data-id=\"6018e02\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<ul><li>pr\u00e9senter un rapport d\u2019<strong>amortissement<\/strong>\u00a0brut de la dette de 39 % au maximum ;<\/li><li>avoir un rapport d\u2019<strong>amortissement total<\/strong>\u00a0maximal de 44 % au maximum ;<\/li><li>avoir une cote de\u00a0<strong>cr\u00e9dit<\/strong>\u00a0minimale de 600.<\/li><\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-dc45c4e elementor-widget elementor-widget-text-editor\" data-id=\"dc45c4e\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Ces conditions sont non exhaustives et l\u2019\u00e9tablissement se r\u00e9serve de l\u2019application d\u2019autres m\u00e9thodes pour \u00e9tablir la solvabilit\u00e9 des candidats \u00e0 l\u2019emprunt hypoth\u00e9caire. Ces crit\u00e8res correspondent uniquement \u00e0 la souscription d\u2019une\u00a0<strong>assurance<\/strong>\u00a0hypoth\u00e9caire aupr\u00e8s de la\u00a0<strong>SCHL<\/strong>. Pour les deux autres organismes d\u2019<strong>assurance<\/strong>, les conditions peuvent varier et sont susceptibles d\u2019\u00eatre plus souples.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-c010346 elementor-widget elementor-widget-heading\" data-id=\"c010346\" data-element_type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Qui profite de cette assurance ?<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-3f9642a elementor-widget elementor-widget-text-editor\" data-id=\"3f9642a\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>L\u2019<strong>assurance<\/strong>\u00a0hypoth\u00e9caire est\u00a0<strong>mise<\/strong>\u00a0en place pour rembourser le solde hypoth\u00e9caire \u00e0 l\u2019\u00e9tablissement pr\u00eateur en cas de d\u00e9faillance de l\u2019emprunteur. Vous r\u00e9glez la\u00a0<strong>prime<\/strong>\u00a0d\u2019<strong>assurance<\/strong>\u00a0en tant qu\u2019assur\u00e9 m\u00eame si vous ne b\u00e9n\u00e9ficiez d\u2019aucune indemnisation en cas d\u2019incapacit\u00e9 \u00e0 rembourser.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-e66b9b2 elementor-widget elementor-widget-text-editor\" data-id=\"e66b9b2\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>L\u2019<strong>assurance<\/strong>\u00a0hypoth\u00e9caire profite ainsi \u00e0 l\u2019organisme qui accorde le\u00a0<strong>cr\u00e9dit<\/strong>\u00a0hypoth\u00e9caire. En cas de d\u00e9faillance de l\u2019emprunteur, l\u2019\u00e9tablissement de pr\u00eat fait une saisie du bien immobilier hypoth\u00e9qu\u00e9 pour le mettre en vente afin de recouvrer le solde du\u00a0<strong>cr\u00e9dit<\/strong>. Dans le cas o\u00f9 les fonds per\u00e7us suite \u00e0 la\u00a0<strong>mise<\/strong>\u00a0en vente sont insuffisants pour rembourser le solde dans sa totalit\u00e9, la\u00a0<strong>SCHL<\/strong>\u00a0assume son engagement et r\u00e8gle la diff\u00e9rence \u00e0 l\u2019\u00e9tablissement de pr\u00eat.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-c2f09aa elementor-widget elementor-widget-heading\" data-id=\"c2f09aa\" data-element_type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Le co\u00fbt de cette assurance<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-db0f13e elementor-widget elementor-widget-text-editor\" data-id=\"db0f13e\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>L\u2019emprunteur assume le\u00a0<strong>paiement<\/strong>\u00a0des frais de l\u2019<strong>assurance pr\u00eat hypoth\u00e9caire<\/strong>. Chez la\u00a0<strong>SCHL<\/strong>, le co\u00fbt de la souscription d\u00e9pend de l\u2019importance du\u00a0<strong>montant<\/strong>\u00a0de la\u00a0<strong>mise<\/strong>\u00a0de fonds. Le\u00a0<strong>montant<\/strong>\u00a0de la\u00a0<strong>prime<\/strong>\u00a0d\u2019<strong>assurance<\/strong>\u00a0de\u00a0<strong>cr\u00e9dit hypoth\u00e9caire SCHL<\/strong>\u00a0varie ainsi de 0,60 % \u00e0 6,30 % de la valeur emprunt\u00e9e selon la proportion de\u00a0<strong>mise<\/strong>\u00a0de fonds produite par l\u2019emprunteur.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-d2da1d1 elementor-widget elementor-widget-text-editor\" data-id=\"d2da1d1\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Moins la mise de fonds est importante, plus le montant de la prime s\u2019\u00e9l\u00e8ve.
